Improve Your Home Before You Sell It

How to prepare your property for sale

Whatever your reasons for wanting to sell your home, one thing is for certain. You will wish to receive the highest amount of money possible for it. The last thing you want to do is sell your home for less than market value.

That is why it’s important you do what you can to improve your home’s value. Just like when you sell a car, appearance, and first impressions are a big deal. Keep reading this blog post to learn more about how you can get the most amount of cash for your property.

The following hints and tips aren’t beyond the scope of most homeowners. In fact, all you need to do is spend a little time to prepare your property for sale! Here’s how to do it:

Paint the walls

One of the first things that any prospective buyer will see in your home is the state of your walls. If they look tired and discolored, buyers will use that fact to bring you down on the price. The best thing to do is paint your walls white. But why white?

First, white is the cheapest color of paint you can get! Second, it’s a neutral color that offers the perfect canvas for the new owners to customize their home. And, third, it’s a great way of making small rooms look big!

Clean the windows

It’s no surprise that many people just don’t take the time to clean their windows on a regular basis. When the weather gets bad, acid rain stains can form on the exterior of your home’s windows.

To clean all your windows, all you need is a squeegee, window cleaning fluid and a ladder for the first floor windows. If climbing up and down ladders isn’t your thing, you could always pay someone to clean your windows for you. The cost of doing so isn’t much at all.

Mow the lawn

Unkempt gardens are a visual deterrent for prospective buyers. Anyone that buys your home wants to know that you’ve looked after it. And they also want to observe that it’s in a reasonable condition.

One of the easiest ways to achieve both those goals is to mow the lawn! If you don’t own a lawnmower, you can always hire one. Or even pay a gardener to do the work for you.

Post preparation

Now that your home looks like new and you’ve agreed to a sale, you’ll want to make sure that everything goes through as soon as possible. Here are some handy tips to ensure that happens:

Move out before the deal is sealed. Many delays are often caused by former owners not moving out of their properties on the agreed date;

Get both conveyancers to exchange contracts online. These days the house sale process can get speeded up with contract transfer solutions like PEXA.

Offer a cash incentive. You could offer your buyer a small discount if they agree to complete the transaction by a date of your choosing.

I hope your house sale goes smoothly!
